If you do not already know about UAD 3.6, we are here to inform you. UAD 3.6 is the newest version of the Uniform Appraisal Dataset, and officially opens on November 2, 2026. This updated appraisal report is designed to be more organized, consistent, and easier to read for everyone involved in the home buying and lending process.

At Advanced Appraisal TN, we have been working hard preparing for this transition. We have already completed several UAD 3.6 reports and have spent time becoming comfortable with the new software and reporting process. By getting hands-on experience ahead of the official launch, our team is prepared to make the transition as smooth as possible for our clients. We have also been meeting with lenders and real estate professionals to inform them on the changes that can be expected with this new report. These conversations have given us the opportunity to answer questions, explain what the new report will look like, and hear feedback from the people who will be working with these reports.

So far, We have received an overwhelming amount of positive feedback about the new form. Its simpler and more direct format makes the information easy to understand. With November 2 quickly approaching, Advanced Appraisal Tn is ready for UAD 3.6. We are excited to continue helping our clients navigate this change and are confident in our ability to provide a smooth transition to the new reporting format.
